Tekton Residential specialises in Property Management and Lettings covering areas such as Liverpool, Ormksirk, Skelmersdale and the surrounding areas.



Established in 1999. Tekton Residential own 25 properties of our own, and fully manage several other Properties for other Landlords.



We are members of TDS (Tenancy deposit Solutions Ltd ) and the DPS (Deposit Protection Scheme) where our deposits are secured safely for our tenants and landlords peace of mind.



We are not a VAT registered company, so no vat will be added to any of our fee’s.

LANDLORDS - OUR SERVICES
Tenant Find Only service £250. What we do:-

  • Market the property to the widest possible audience to find a suitable tenant.
  • Accompany viewings and negotiate the terms of tenancy.
  • Reference the tenants.
  • Produce tenancy agreement for the term required by Landlord.
  • Collect the first month’s rent and a security deposit of the same amount.
  • As members of TDS and DPS we will hold deposits for Landlord if required.

For additional cost, we can help with:

  • Organise EPC (energy performance certificate) and Gas and Elec safety checks.
  • An inventory.

Full Management Service £150 initial tenant find fee plus 10% of monthly rent. What we do:-

  • Market the property to the widest possible audience to find a suitable tenant.
  • Accompany viewings and negotiate the terms of the tenancy.
  • Reference the tenants.
  • Produce tenancy agreement for the term required by
  • Landlord.
  • Recommend specialist insurance.
  • Arrange inventory if required.
  • Arrange annual gas and electricity safety checks.
  • Organise EPC.
  • Collect rent and chase late payment.
  • As members of TDS and DPS we will hold deposits Landlord.
  • Take Gas and Electric readings and manage the transfer of utilities.
  • Manage the transfer of Council Tax.
  • Regularly inspect the property.
  • Resolve any tenancy issues.
  • Handle routine maintenance.
  • Check in tenant at the property.
  • Check out tenant and resolve any deposit claims.

TENANTS
Once you have seen a property that you are interested in, you will need to comply to the following:-

  • Arrange references from your Employer (which must include your salary, position and length of service)
  • A copy of your wage slip
  • A reference from your current or previous Landlord
  • Pay one months rent in advance
  • Pay one months rent as a holding deposit

We have zero tolerance on late or none paying of rent. Action will be taken immediately if rent is not paid on time.

UTILITIES
It is the responsibility of the Tenants to contact the Local Utility Companies in order to inform them of all changes of occupancy for the property, and commencement of the tenancy. We will provide you with contact numbers of various utility companies i.e. British Gas, Southern Electric, British Telecom and Thames Water so that you can act immediately. It is also the Tenants responsibility to pay Council Tax direct to the Local Authority, and to pay for the television licence at the property.

INSURANCE
Please note that any personal items or furniture, which you move into the property, are not covered by the Landlord's contents insurance policy. You will need to arrange appropriate cover. If required, we have information on this service.
